Exterior Waterproofing / Water Intrusion Repair

New Installations / Masonry / Stonework / Decorative Stone

Eventually buildings age and the masonry will collect a film of soot, dirt, and/or air pollutants, including oil by-products from vehicle emissions. Pollutants can trap moisture within the porous masonry and cause deterioration. Water damage during cold weather can absorb into mortar joints, expanding within the mortar and causing mortar erosion, eventually allowing brick and stone to loosen and cracks to form. The maintenance of the building’s façade is not only needed to preserve structural integrity but rejuvenate the vivacity of a building.

Paint Application & Stripping

Over time, exterior and interior paint colors are damaged from air pollution, the sun, element exposure and the natural accumulation of many layers of paints. This can cause quite a problem when a building owner decides to restore the building to its original grandeur. The paint layers have to be stripped, cleaned, repainted and sealed. Another problem that may occur is more often than not the original materials are either unstable or in many cases environmentally unsound or sometimes original pigment came from a material that is no longer available for paint manufacture. In many cases antique colors have to be replicated in durable, stable, and environmentally safe materials.

Structural Stability

Exposure to environmental elements especially water damage may compromise a buildings structural stability. During cold weather, water can absorb into mortar joints, expanding within the mortar and causing it to fall apart, ultimately allowing brick and stone to loosen and cracks to form and metal structures to rust. Overtime, these problems need to be repaired, reinforced and in some cases replaced. It is commonplace for the shell of a building - its external walls - to be retained while an entire new building is constructed within. This is referred to as adaptive reuse. Caulking / Sealing / Coatings

Sealants of various types are used on building exteriors to prevent air and water infiltration. Exposure to the elements degrades sealants over time to the point where they no longer provide effective protection. Regular inspections identify sealant that needs replacement.

 

  • Single Component Urethane Sealant
  • Epoxy Injection - Epoxy resin is injected into ports of a deteriorating architectural facade system. Beautiful architectural facade systems deteriorate from freeze/thaw problems. Pieces of the facade may fall if not repaired as needed. Epoxy injection achieves a full depth seal of all cracks regaining structural integrity. Recoat the entire facade to hide settlement from cracking and coat with a granite coating system to match original look.

Maintenance, Repair and Restoration

Maintenance procedures are often needed to restore a building back to its original grandeur. Maintaining a buildings original appeal can be sometimes discouraging. Restoration of a building’s façade may increase the value of a building as well as strengthen our connections with the past. Whether you are maintaining the authentic or contemporary appearance both require careful monitoring of even the smallest damage and routine maintenance for major repairs. In the field of historic preservation, work is often performed to reverse decay, or alterations made to a building after its initial construction. For example, physical materials of an earlier time, that might have been state of the art at the time of construction, might have failed and now need replacement with contemporary better functioning, but aesthetically similar materials. The maintenance of the building’s façade is not only needed to preserve structural integrity but rejuvenate the vivacity of a building.

 

Point, Repoint, Tuck point - Tuck pointing is the process of grinding out the old deteriorated mortar and replacing it with new mortar. Years of weathering will often cause mortar joints to erode. Mortar failure ultimately allows brick and stone to loosen and cracks to form. Approximately every 25 years, maintenance procedures are often needed but can also be used to deal with specific problem areas and cracks.
